The Sterling North development is located in Prairie Trail; a planned urban development based on the principles of New Urbanism community design and built on the tradition of Iowa’s great neighborhoods.
It’s located on 1,031 acres in the center of Ankeny, IA. There are more than 200 acres of parks and open spaces devoting nearly 20 percent of the 1,031 acres to public use. Residents at the Sterling North at Prairie Trail will be able to enjoy all that the Prairie Trail community has to offer.

Barriers to Entry in Prairie Trail

We own exclusive rights to develop the remaining high density multifamily within Prairie Trail, effectively controlling new supply competition. Because of this, there is limited construction of high-end, luxury apartments in the area, creating limited supply where there is demand, especially as young professionals continue to flock to the area.

Close Proximity to Some of the Biggest Employment Drivers in the Area
The Sterling North at Prairie Trail offers close proximity to some of the biggest employment drivers in the Greater Des Moines area, including the adjacent John Deere manufacturing plant (1,900 employees), Des Moines Area Community College (24,000 annual enrollment), national headquarters for Casey’s General Stores and a Sysco Food Services of Iowa distribution center.

Walking Distance to The District and Plaza Shoppes
Walkable amenities are incredibly important to every demographic when deciding where to live. Residents want to be able to walk to restaurants, bars, entertainment venues, retail stores, gyms, etc. The District at Prairie Trail and the Plaza Shoppes offer these amenities to Sterling North residents, while enhancing the vibrant central Iowa community. Despite Covid-19’s impact on retail across the U.S., The District has continued to thrive during the past 12 months. In fact, several prominent retailers including Lululemon Athletica, Jersey Mike’s Subs, and Legacy Fitness have recently opened new locations at the center.
